Abstract: The article is dedicated to the issues of land reform development based on identifying contradictions and imbalances in the relationships between land market participants (landowners, land users) thru an analysis of the differences in their economic interests and their manifestations at the stages of the reproduction cycle, and an assessment of their impact on the efficiency of agricultural production. The objective nature of contradictions has been identified, related to the use of a specific, irreplaceable, and limited resource (land) and the formation and distribution of a special type of income – land rent. A number of modern factors contributing to the exacerbation of contradictions at the stages of the reproduction cycle (production, distribution, exchange), are substantiated, which ultimately leads to a decrease in land use efficiency and an increase in the cost of agricultural products. Methodological approaches to studying interests based on the provisions of new institutional theory are considered, which allows combining the methods of the resource approach, most developed in the classical economic school, in relation to assessing the potential scale of rent, and the methods of contract theory (transaction cost economics) – the institutional school, which allows analyzing the motives of actors' behavior, identifying the causes of market imbalances, and determining the nature of market institutions capable of reconciling interests, smoothing out contradictions, and justifying compensation payments.
